General Contractor

• Project Setup & Procurement: Lead initial project setup (Procore, Autodesk integration), establish communication plans between subtrades, owners, and GC. Collect estimating packages, review quotes, negotiate with subcontractors, define scopes on drawings, and lead scope review meetings through to award.
• Schedule & Contract Administration: Collaborate with superintendents and project teams to develop schedules aligned with contract requirements. Manage trade contracts, revisions, change orders, and owner change management using CCDC standards.
• Financial Oversight: Cash flow forecasting, fee reconciliation, progress claims, and major equipment/material delivery tracking.
• Project Delivery: Chair project team meetings, manage commissioning plans & schedules, oversee phasing plans, and lead close-out through trade contractor substantial & total performance.
• Direct Oversight & Execution: Chair internal and trade contractor meetings, manage RFIs, technical submittals, and change coordination with owners/consultants. Oversee M&E and F&E coordination drawings, look-ahead schedules, pull planning, QA inspections, testing & inspection, pre-occupancy submittals, mock-ups, finish plans & samples, OFW oversight, and support superintendents on site. Lead full close-out including as-builts, O&M manuals, extended warranties, training records, and extra stock.
• Team & Site Supervision: Oversee and ensure accuracy of document management, daily site reports, manpower tracking, concrete logs, delivery tracking, timekeeping, trade billings, payables, progress photos, short-duration schedules, orientations, site logistics & security, drone deployment, incident investigations, infection control plans & meetings, JOSH committee meetings, M&E and F&E equipment lists (owner & trade contractor provided), trade contractor safety submissions, labour rates, and above-ceiling & in-wall inspections.
